Tamarindo Costa Rica Real Estate: Beachfront Homes & Condos

A guide to buying in Tamarindo: the main neighborhoods, what drives rental demand, how ownership works, holding costs and the steps to buy safely.

Tamarindo is one of Guanacaste’s busiest and best-known property markets. On the northern Pacific coast, it combines surfing, good restaurants and a proper town with the services that make a home usable year-round, and it has a long record as a vacation-rental destination.

This guide covers the main residential areas, what drives demand, how ownership works, what holding costs look like, and the steps to buy safely. Prices and costs are indicative; confirm current figures before you commit.

Key takeaways for property investors

  • Accessibility: Tamarindo is roughly 45 to 60 minutes from Guanacaste International Airport (LIR) by paved road, depending on traffic.
  • Rental demand: year-round tourism supports vacation rentals. Nightly rates vary widely, from a few hundred dollars for a turnkey villa or beachfront condo in season to well over $1,000 for the largest properties. Treat these as marketing-level figures and ask for real booking history.
  • Ownership: most residential property is held in fee-simple title, which gives foreign buyers the same ownership rights as Costa Ricans. The exception is land in the maritime zone, covered below.

Why invest in Tamarindo

1. Vacation rental potential

Tamarindo is Guanacaste’s central hub for international tourism, and homes run as short-term rentals through Airbnb, Vrbo or a local manager can book well in both the high season (December to April) and the green season (May to November). Occupancy, rates and what you keep after costs differ a great deal by property, so read our guide to what rental owners really pay before you set a number.

2. Infrastructure and services

The town has what full-time living or remote work needs:

  • International education: schools nearby include Costa Rica International Academy (CRIA) and La Paz Community School.
  • Healthcare: private clinics, pharmacies and emergency care in town.
  • Dining and lifestyle: dozens of restaurants, supermarkets, boutique shopping and marinas nearby.

3. Proximity to the surrounding beaches

From Tamarindo you can reach Playa Grande, Playa Avellanas, Playa Conchal and Playa Flamingo within roughly 15 to 30 minutes by car, depending on the beach and the road.

Frequently asked questions

Is property in Tamarindo fully titled or concession land?
Most residential homes, hilltop estates and condos in Tamarindo and Playa Langosta are held in fee-simple title registered at the Registro Nacional. Land within the maritime zone, the 200 metres inland from the high-tide line, is different: the first 50 metres are public, and the remaining 150 metres can only be used under a municipal concession. Always confirm which category a beachfront parcel falls into. Our oceanfront concession guide explains how it works.
How far is Tamarindo from the international airport?
About 68 kilometres (42 miles) from Guanacaste International Airport (LIR) in Liberia. The drive takes roughly 50 to 60 minutes on paved national highways, longer in heavy traffic.
What are the annual holding costs for a condo or house in Tamarindo?
Municipal property tax is a low 0.25% of the registered value. Homeowners-association fees for gated communities and condo buildings commonly run from about $250 to $700 a month, depending on the amenities covered, such as security, pool care and landscaping. Insurance and utilities are extra. Ask for the current HOA figure and what it includes before you make an offer.
Can a foreigner buy property in Tamarindo?
Yes. Foreign buyers have the same ownership rights as Costa Ricans on titled land, and no residency is required to buy. Mortgages are a separate question; see our guides to U.S. and Canadian financing and bank financing.

Essential steps to buying in Tamarindo

  1. Do legal due diligence. Retain a licensed attorney and public notary to search the title, check municipal tax standing and confirm water availability (the carta de agua).
  2. Use a regulated escrow arrangement. Send earnest money and closing funds through a regulated escrow or an attorney’s trust account, not directly to the seller. Our escrow guide explains what to check.
  3. Plan property management. If you will rent the home, line up a local manager for bookings, maintenance and guest services before you close.
