Waldorf Astoria Papagayo: Costa Rica's Most Exclusive Luxury Real Estate Investment Opportunity

Twenty-two cliffside estate homes on Punta Cacique, above the Gulf of Papagayo: what a branded residence is, what the homes cost, and what to get in writing before you buy.

Costa Rica has long had beautiful houses. What it has not had much of is a house that comes with an internationally known hospitality brand attached — the service, the management, the standards, and the recognition that follows the name when it is time to sell.

That is what Waldorf Astoria Residences Costa Rica offers, on the cliffs of Punta Cacique, above the Gulf of Papagayo in Guanacaste. It is a small collection of private estate homes beside the brand’s first hotel in the country: world-class architecture, a view over the gulf, and a hospitality operator running the place around you.

This guide covers what the homes are, what “branded” actually means for an owner, and the questions worth asking in writing before you commit to one.

What a branded residence is — and is not

A branded residence is a privately owned home built within, or beside, a hotel run by a recognised operator. You own the property outright; the operator supplies the services, and lends the name.

For an owner, the usual attractions are:

  • Professional management of the house when you are not in it.
  • Concierge and owner services, from arrivals to housekeeping to restaurant bookings.
  • Access to resort amenities and the privileges that come with them.
  • Recognition: a name a buyer anywhere in the world already knows, which can help at resale.

It is worth being clear-eyed about the last point. The brand premium is real in the market, but it is not guaranteed to hold — it depends on the operator staying, the standard staying high, and the resort being well run. That is why the checklist further down matters more than the brochure.

Why the Gulf of Papagayo

The Gulf of Papagayo is where Costa Rica’s luxury market has gathered: private communities, marinas, golf, beach clubs and some of the country’s best-known resorts, drawing buyers from North America and Europe.

Three things set it apart:

  • It is reachable. Liberia International Airport (LIR) is roughly 30 to 45 minutes away by road depending on traffic and exactly where you are going, with direct flights from major U.S. and Canadian cities and from Europe. Few luxury coastlines are this close to a gateway airport.
  • The infrastructure exists. Marinas, golf, restaurants and wellness facilities are already here rather than promised.
  • The land is finite. Prime oceanfront and cliff-top land is scarce, and what remains inside established communities cannot be added to.

Punta Cacique

The residences sit within Punta Cacique, a headland between Playa Hermosa and Playa Panamá. The estate homes are laid along the cliff so that each looks out over the gulf.

The master plan numbers 22 estate homes, and that is the point: a limited collection, not a development of hundreds. Each plot on the plan below is numbered, which is also how the homes are referred to in the sales material.

What the setting gives an owner:

  • Elevated, oceanfront homesites with panoramic Pacific views.
  • Privacy, because the plots are spread along the headland.
  • Native tropical landscape left in place around the houses.
  • Access to the beaches below, and sunsets across the gulf most of the year.

The estate homes

The homes are four- and five-bedroom residences over several levels, each designed around its own plot. Two of them, as published in the developer’s sales material at the time of writing:

Bedrooms / bathrooms4 / 55 / 6
Size (as published)8,240 sq ft10,096 sq ft
Price$7,600,000$9,800,000

Prices across the collection start in the mid-$7 millions. They are indicative, and they move as homes sell and as the remaining ones are released — so treat them as where the conversation starts and ask for the current position.

Estate Home 6

The larger of the two: five bedrooms, six bathrooms, with a cantilevered terrace and a plunge pool set into the slope above the water. If it is the one you are after, ask us for its current status.

Architecture that belongs to the place

In the renderings, the houses hold to the same vocabulary: long horizontal terraces, timber and concrete, planted balconies, and overhangs that shade the glass. They sit into the rock rather than on top of it, and the planting is left to grow around them.

Every residence is designed to make the most of the surrounding environment — the view first, then the breeze, then the privacy. Note that the images in this article are architectural visualisations; finished homes may differ in detail.

What to get in writing before you buy

A branded estate home is a more complicated purchase than a house, because part of what you are buying is a relationship with an operator. These are the questions that decide how it works in practice, and each should be answered in a document rather than a conversation:

  • The brand agreement. What happens to the name, the services and the amenities if the operator or the licence changes? How long does it run?
  • The running costs. What are the management, owners’ association and brand fees, how are they charged, and how are they allowed to rise?
  • The rental programme. If the home can be let when you are away: how is revenue split, how many days can you use it yourself, and what must you agree to in exchange?
  • Resale terms. Are there transfer fees, approval requirements or restrictions on who you can sell to?
  • What is built, and what is promised. The status of your particular home, and of the amenities around it, as opposed to the master plan.

How the purchase works

The mechanics are the same as for any Costa Rican purchase, just with larger numbers. Your funds should move through a regulated escrow account rather than straight to a seller — our escrow guide explains how to check a provider is properly registered. An independent attorney should verify the title and registry position, and you should establish early what kind of title the plot is held under; if any of it falls near the shoreline, our guide to oceanfront concessions sets out the difference between titled land and a maritime-zone concession.

If financing is part of the plan, the financing guide covers the programmes available to U.S. and Canadian buyers; at this level of purchase, confirm loan limits with the lender at the start rather than the end.

Frequently asked questions

Where are the Waldorf Astoria Residences in Costa Rica?
On Punta Cacique, a headland on the Gulf of Papagayo in the canton of Carrillo, Guanacaste, between Playa Hermosa and Playa Panamá. They sit beside the Waldorf Astoria resort.
How far is it from Liberia airport?
Roughly 30 to 45 minutes by road, depending on traffic and the exact route. Liberia International Airport (LIR) has direct flights from major cities across the United States, Canada and Europe.
How many estate homes are there?
A limited collection of 22. Availability changes as homes sell and the remaining ones are released, so ask us for the current position rather than relying on a published list.
Can the home be rented out when I am not using it?
Branded residences are typically offered with an optional managed rental programme. The terms — the revenue split, how many days you may use the home yourself, and the fees — are set by the operator, so get them in writing before you rely on rental income.
Are the prices fixed?
No. Figures in this article are those published at the time of writing. Pricing and availability change as the collection sells, so confirm the current price of any home before you plan around it.

Images of the estate homes are architectural visualisations of a development still being delivered; finished buildings may differ. Prices and sizes are those published in the developer’s sales material at the time of writing, are quoted in U.S. dollars and square feet, and are subject to availability and change.
