Why international buyers choose Guanacaste's Gold Coast: infrastructure, the main investment zones, and what to check before you buy.
Guanacaste’s Gold Coast is the part of Costa Rica’s Pacific shoreline that international buyers look at first. It has an international airport close by, established resort and golf communities, good beaches and a mix of property from turnkey condos to ocean-view land.
This guide explains what makes the region work, how its main investment zones differ, and what to check before you buy. Distances, prices and rental performance vary by property and change over time, so treat the figures as a starting point.
The Guanacaste advantage: infrastructure
Much of Guanacaste’s appeal is practical. Compared with most remote coastlines, getting here and living here is straightforward.
- Daniel Oduber Quirós International Airport (LIR): in Liberia, with direct flights from several North American hubs, including cities such as Miami, Houston, New York, Los Angeles and Toronto. Routes and frequency change by season, so check current schedules. Most of the main beach communities are roughly 30 to 60 minutes’ drive from the airport, so you can land and be on the beach within an hour or so.
- Healthcare: private hospital care in Liberia, including Hospital San Rafael Arcángel, plus clinics and pharmacies in the larger beach towns.
- International schools: families moving full-time can choose from accredited bilingual schools such as Costa Rica International Academy (CRIA) and La Paz Community School.
Key investment zones
The coast is not one market. Each area suits a different buyer, so decide what you want from the property before you choose where to look.
| Zone | Character | Typical buyer |
|---|---|---|
| Tamarindo and Playa Langosta | The busiest hub: shops, restaurants, surf and nightlife. More density and more services. | Buyers looking for a turnkey condo or villa in an established rental market. See our Tamarindo guide. |
| Playa Conchal, Playa Grande and Flamingo | High-end beach living, the Flamingo marina and the white sand of Conchal. Cliffside ocean-view villas and gated communities such as Reserva Conchal. | Buyers who want sailing, golf and privacy. |
| Playas del Coco and the Papagayo Gulf | The Papagayo Peninsula hosts luxury resort brands, including Four Seasons and the Ritz-Carlton Reserve. Playas del Coco, just outside the gulf, is a walkable, established expat town close to the airport. | Buyers who want resort amenities or easy day-to-day living near LIR. See our Waldorf Astoria Papagayo guide. |
If you like Guanacaste’s infrastructure but want a wilder, more bohemian feel, look south to the Nicoya Peninsula and the Santa Teresa area, which are covered separately.
Before you buy
- Titled or concession land. Most homes and condos are held in fee-simple title, but land in the 200-metre maritime zone (the first 50 metres public, the next 150 by municipal concession) is not. Read our oceanfront concession guide before you consider a beachfront parcel.
- Rental numbers. Projected income is easy to overstate. Ask for real booking history and subtract the full cost of running the place; our guide to what rental owners really pay shows the arithmetic.
- Financing. Local mortgages and foreign programmes work differently; start with our guides to bank financing and U.S. and Canadian financing.
- Safe closing. Pay deposits and closing funds through a regulated escrow or an attorney’s trust account. See our escrow guide.
